Tatu City is not a single building. It is a whole city being built from scratch on 5,000 acres, with its own schools, hospitals, retail, industrial park and road network already in the ground. Buying here means buying into the infrastructure as much as the house.
Most new housing around Nairobi is built first and serviced later. Tatu City was planned the other way round: roads, water, power and fibre went in ahead of the homes, and the schools and clinics opened before the neighbourhoods around them filled up.
A city, not an estate
The master plan divides the land into residential neighbourhoods, a central business district, an industrial park and a civic core, with parks and a river valley left undeveloped between them. Each neighbourhood is built by a different developer to a common set of standards, which is why the housing ranges from apartments to standalone family homes without the place feeling piecemeal.
Why buyers look here
Serviced plots and completed homes, so you can buy land or move straight in.
A Special Economic Zone on the same site, which is what brought the employers.
Schools, a hospital and retail already trading, rather than promised.
Tarmac access to the Eastern and Northern bypasses and the Thika superhighway.
What we can help with
We handle viewings across the neighbourhoods inside Tatu City, compare payment plans between developers, and arrange the legal and valuation work. Tell us the budget and the number of bedrooms and we will narrow it to a shortlist worth a Saturday.
Life here
What is inside Tatu City
01
Schools
International and local schools are already open on site, so families are not commuting out for the school run.
02
Healthcare
A hospital and clinics operate inside the city, with Nairobi specialists a short drive away.
03
Retail and leisure
Shops, restaurants and a sports club serve the residential neighbourhoods day to day.
04
Industrial park
The Special Economic Zone hosts manufacturing and logistics, which is where much of the local employment sits.
05
Roads and utilities
Tarmac roads, piped water, power and fibre were laid before the housing went up.
06
Parks and open space
The plan keeps the river valley and green corridors undeveloped between neighbourhoods.
Buying in Tatu City with us
We are not the developer, which means we can be straight with you about which neighbourhoods suit which budget. We arrange the viewings, put the payment plans next to each other, and bring in the valuer and the advocate.
If you are buying from abroad we handle the viewing by video, the paperwork by courier and the payment through your advocate's client account.

Questions buyers ask
Is Tatu City one developer or several?
Several. Tatu City is the master-planned city; individual neighbourhoods inside it are built by different developers to a shared set of standards. We can compare them side by side for you.
How long is the drive to Nairobi?
Roughly 25 km to the CBD using the Thika superhighway or the Eastern bypass. Off-peak that is about 35 minutes; allow longer in the morning peak.
Can I buy land rather than a finished house?
Yes. Both serviced plots and completed homes are sold inside Tatu City, and the mix changes as each phase is released. Ask us what is available in your budget this month.
What title do I get?
Freehold and leasehold titles both exist across the site depending on the neighbourhood and whether the plot sits inside the Special Economic Zone. We confirm the title on any property before you commit.
